You are required to ensure that staff, contractors, guests and anyone on the premises are safe in the event of a fire.
You are responsible for ensuring the properties you own are safe and adhere to fire regulations.
By law, there must be at least one smoke alarm installed on every floor of the property and a carbon monoxide alarm in any room containing a solid fuel burning appliance, such as a coal fire or wood burning stove.
All front doors and doors on corridors and staircases are ‘self closing’ fire doors.
Fire doors are not wedged open.
Door closing devices haven’t been tampered with or become defective.
Corridors, stairs and stairwells are kept clear.

1. Everything starts with a fire risk assessment All hotels, whatever the size, must complete one.
2. The Fire Safety Order (FSO) is the current law in England and Wales.
3. This states that one ‘responsible person’ (usually the owner or manager) is in charge of compliance.
4. This ‘responsible person’ can nominate a ‘competent person’ to receive the fire training and ensure day-to-day compliance with regulations if they prefer.
5. Fire doors must be kept closed and not wedged open.
6. Hazards, such as frayed wiring or blocked escape routes, must be removed.
7. Make sure that there is a clear evacuation route in case of emergency.
8. In England and Wales, a breach of fire regulations used to result in a fine of up to £5,000 in the Magistrates’ courts unlike the Crown Court where the penalty was an unlimited fine and/or prison.
9. Now, the penalty in the Magistrates’ Court is an unlimited fine and the person responsible for fire safety will be prosecuted as an individual, not as a company.
10. On top of this, any enforcement action is published online for everyone to see.

A comprehensive and working alarm system should be installed in the hotel alongside the appropriate number of fire extinguishers and/or fire blankets.
The Responsible Person’s responsibility is to ensure that evacuation routes are marked and communicated to guests at all times, with adequate lighting in place so that all can evacuate as safely and quickly as possible in the event of an emergency.
The Responsible Person must also ensure that appropriate passive fire protection is in place throughout the whole building.
These measures will encompass everything designed to restrict the spread of flames and fumes, including the fire doors in the building.
